Why Cant My Property Be Remortgaged? 3 Years, 2 Months ago  
I have a bungalow situated behind a petrol station. The bungalow was constructed on land owned by the filling station and shared access is accross the forecourt and car sales lot.
The bungalow is just visable from the road through the station.
Previously mortgaged with HSBC they have called in the loan.

Attempts to remortgage have been refused (The Mortgage Works). Speaking to a surveying company (Collies) they reckon in the current climate, the bungalow, even though it has a seperate freehold/deeds to the filling station is to much of a risk and not lendable against.

They say that due to the shared access, closness to the station and no garden, even though it has sperate deeds, it is considered to be part of the station grounds.

HSBC want £168,000 back now and previously the bungalow has been valued for HSBC for £250,000!!

What is changed and where can I go??

That's a tough situation.

It could be worth you speaking to another valuer in the hope that they will view it differently, as some mortgage lenders use different valuers.

But Collies are very popular and them making that statement does not sound good from a perspective of obtaining a new mortgage loan.
